  • We compare each agent's results to what the market predicted for that specific property type, zip code, and quarter — not to other agents. This eliminates hot-market luck from the score.

  • Days to contract vs. the segment median. Faster offers mean more competition, which means higher prices. Speed and price are correlated, not in tension.

  • The failure rate no other platform publishes. Expired and cancelled listings as a % of total listings. An agent with a 30% failure rate is systematically overpricing — even if their closed sales look clean.

  • Active listings right now vs. monthly close rate. An overloaded agent won't give your home the attention it deserves.
