OUR METHODOLOGY
Every metric is pulled directly from MLS records.
Agents cannot submit their own data. Nothing is self-reported.

Measures whether an agent prices homes better or worse than the market. We compare an agent's average sale-to-list ratio against the median for similar homes in the same zip code, property type, and quarter. A +2% Price Alpha means sellers netted 2% more than comparable homes. We always use the original asking price, never a reduced one, because using a reduced price makes a poor pricer look better than they are.

Measures how many days faster or slower an agent sells compared to similar homes in the same zip code, property type, and quarter. A positive number means the agent sells faster than the market. We measure cumulative days across all listing attempts for the same property. An agent who relists a home doesn't get a fresh clock. Faster sales generate more buyer urgency, more competing offers, and typically a higher final price.

When an agent's listing expires, gets cancelled, or is pulled off the market without selling, that's a failure. This metric shows what percentage of an agent's listings over the last 3 years ended without a sale. Most platforms ignore this entirely. We don't.

A count of how many homes an agent has closed in your zip code in the last 3 years. An excellent agent with no local experience may not know your neighborhood's buyer pool or pricing dynamics. We require at least 2 closed sales in your zip code before an agent qualifies for your report.

The total number of homes an agent has closed across all areas over the last 5 years. We use a 5-year window because experience accumulates over time and better distinguishes a seasoned agent from someone who had a strong recent run. Volume alone doesn't tell the whole story. Which is why it's one of five metrics, not the only one.
